Naples City Council has approved two redevelopment project plans in the past month. With Naples’ rising economic progress, change and redevelopment throughout our community is inevitably headed in the right direction. Local developer, Phil McCabe, has planned two innovative projects that will bring value to Downtown Naples. Fifth Avenue South will have a three story building with residential units and retail on the 400 block replacing where Cafe Luna, Avenue Wine Cafe, and Paddy Murphy’s Irish Pub stands.
McCabe has also proposed to build a 51-room hotel and 57 condominiums on 4th Avenue near Seventh and Eighth Streets. There were concerns about the 400 block of Fifth regarding the city’s parking requirements that could ultimately affect other builders who want to capitalize on residential units. So, McCabe plans to include 43 parking spaces underground which was approved by City Council as well. These plans are predicted to increase the number of residential units on Fifth Avenue by about 33 percent in the next two years.
WCI Communities Inc. is planning to purchase a 32 acre parcel of land off of Livingston Road and Vanderbilt Beach Road. WCI owns Pelican Marsh, one of the premier private golf club communities located in North Naples. This community, however, will not be affiliated with Pelican Marsh, but will have it’s own entry way with
no more than 75 single-family homes and will be named the Sereno. Homes will range between 2,800 to 4,000 square feet and pricing has not yet been announced. Also, WCI will need the majority vote of the Collier County Planning Commission for zoning changes to residential since the 32 acres are still designated as rural agricultural before they make the purchase.
